When thinking about selling, a lot of focus is put on how to get your home ready to sell but we don’t see as much discussion about the decision to list & then buy, or buy your next home & then sell.

THE GOOD & THE BAD
If you sell first you know how much you financially have to work with
& can focus on the buying process without the stress of getting your home market ready.
The stress of selling first can build up if you can’t find a suitable home to buy
& that closing date inches closer.
If you buy first you know your bottom line of what you NEED to sell your home for
(make sure you are being reasonable with your expectations).
You also have the ability to find a home you love or that truly suits your needs
rather than potentially having to settle for something that just works.
The stress here comes from not having a home ready to hit the market
& trying to sell with the closing date of your new home looming over you.
Can you carry the financial burden of 2 mortgages for a few months?
Could you obtain financing without selling
& rent one home out if you can’t find the right buyer?
The general rule is:
If it’s a Seller’s Market — buy first
If it’s a Buyer’s Market — sell first.
